Every week I speak to people who are waiting.
Buyers waiting for interest rates or house prices to fall a little further. Sellers waiting until spring or for the market to improve. It feels like the sensible thing to do. After all, wouldn't it be better to make one of life's biggest financial decisions when things feel more certain?
The problem is, certainty never arrives. It simply changes its name.
Over the years, people have delayed buying or selling because of elections, recessions, pandemics, inflation, rising interest rates and predictions about where the market is heading next. Every year we have yet another reason to wait.
Yet uncertainty has always been part of the property market.
One of the biggest lessons I've learned in more than a decade in real estate is that the best decisions are rarely made by people who correctly predict the market. They're made by people who understand their own circumstances and make informed decisions based on what they can control and what is currently in front of them.
Today's market is a good example. Buyers have more choice than they've had for several years, but more choice doesn't always make decisions easier. It can lead to comparison overload, where every property is measured against the possibility that something better might be just around the corner.
Sellers face their own challenge. Many become anchored to a neighbour's sale price, an online estimate or memories of the market at its peak, making it difficult to adjust to today's conditions.
Rather than asking, "Is now the perfect time?" a better question is, "Is now the right time for me?”
If you are buying, ask yourself: can you comfortably afford the repayments? Does the home suit your family's needs? Are you relocating or ready for a lifestyle change?
If you are selling, make decisions based on today's market, not yesterday's prices or tomorrow's predictions. Choose an experienced agent who understands your local market, can develop a strategy tailored to your circumstances, and will provide honest guidance rather than simply tell you what you want to hear.
No one can predict exactly what the market will do next. But good property decisions have never been about perfect timing. They're about making the right decision for your circumstances with the best information available today.
Because while the headlines will always change, the opportunity to make a good decision is always there.
